PLEASE READ THIS CAREFULLY. WHEN YOU MAKE A BOOKING WITH US (WHETHER BY EMAIL, TELEPHONE, POST OR ONLINE PAYMENT), THESE CONDITIONS ARE DEEMED TO HAVE BEEN ACCEPTED BY YOU.

(a) This website contains material which is owned by or licensed to us. This material includes, but is not limited to, the design, layout, look, appearance and graphics. Reproduction is prohibited other than in accordance with the copyright notice, which forms part of these terms and conditions.

(b) All trademarks reproduced in this website which are not the property of, or licensed to, the operator are acknowledged on the website.

(c) Unauthorised use of this website may give rise to a claim for damages and/or be a criminal offence.

HOLIDAY CONFIRMATION AND PAYMENT

(a) Balance of payment 6 weeks prior to arrival.
(b) Booking made within 6 weeks - full amount.
(c) Online payments debit card only.
(d)
(i) Bookings made by telephone, email or post should be confirmed with the required deposit, within 3 days.
ii) Online bookings through this website will be accompanied by a confirmation email from us, stating your booking details, and a payment receipt. If you have any queries regarding a confirmed booking please call 07714282513 during normal working hours.

CANCELLATION BY THE HOLIDAYMAKER

(a) If you are forced to cancel your booking, please telephone immediately (07714282513) and also confirm your cancellation in writing.

(b) Every effort will be made to re-let the property in which case you will receive a refund, less an administration charge.

(c) If the property is not re-let, you will be held liable to pay the full balance due on the property in question. You are advised to take out a Holiday Cancellation Insurance Policy to cover this eventuality.

RESPONSIBILITIES AND RIGHTS OF THE HOLIDAYMAKER

(a) Guests are responsible for the condition of the property and the furniture therein. Whilst accepting that the accommodation is cleaned between bookings, the guests shall leave the accommodation in the same state of cleanliness and general order in which found. An additional charge may be levied if extra cleaning is required.

(b) The guest's right to occupy the property is limited to a right of occupation for holiday purposes and such right shall terminate at 10.00am on the scheduled date of the completion of the holiday. During this time, the property shall not be sub-let.

(c) The number of occupants in the property must not exceed the number stated in the original booking confirmation. Subsequent changes are made only where the law allows and at the discretion of the management.

LIABILITY

(a) The owner is not liable to the guest or members of the guest's party, for loss or damage to any belongings through guests' negligence, misbehaviour or wilful destruction. Such behaviour may result in the immediate termination of the let with no refund of letting monies.

(b) The owner reserves the right to enter any property at any reasonable time for the purpose of emergency maintenance, repair or other need.

CHECKOUT

7. Bookings are from 4.00pm on the day of arrival until 10.00am on the day of departure. These times are negotiable only by prior arrangement.

PETS

8. Pets are allowed by prior arrangement with the management. A surcharge will usually be added. Pets may not be left unattended at any time in the property, unless suitabley confined. Any pet found to be damaging to the property or comfort of other guests through its behaviour may be required to be removed immediately at the discretion of the management. Any and all damages caused by owners' pets will be added to the final bill.

COMPLAINTS

9. In the unlikely event the guest may have cause for dissatisfaction, this must be made known to the management as soon as possible. If the guest is deemed to have valid grounds for complaint, we will do our utmost to resolve the issue.

CONTRACT

10. All contractual obligations arising out of these conditions shall be subject to English Law and the exclusive jurisdiction of the English Courts.
